Roof Leak Detection, explained.
Water is a poor witness. It enters a roof in one place, runs along decking and rafters and shows up somewhere else entirely, often feet away from the real opening. That is why patching the spot above a stain so often fails, and why leaks seem to come back.
We work backwards and forwards: we read the interior evidence, inspect the roof above, check the attic and use moisture meters, thermal imaging and controlled water tests to confirm the path. When we find the source, we show you with photographs and explain what needs repairing, so the fix goes where the problem actually is.

Why is it hard to find a roof leak?
Water travels along framing before it drips. The stain is usually not under the opening.
Do you fix the leak?
We find and document it. Repairs are done by a roofing contractor, and our findings tell them where to work.
Can you find a leak when it is not raining?
Often yes, using moisture readings, infrared and controlled water tests.
