Flat and Low-Slope Roof Inspection, explained.
Flat roofs are not flat. They are low-slope roofs that depend on a continuous waterproof membrane and good drainage. When water cannot leave, it pools, and ponding water finds every weakness. Seams open, flashings pull away at walls and drains clog, and the roof starts to leak through a very small opening.
We inspect the membrane for blisters, splits and open seams, examine flashings at walls and penetrations, check drains and scuppers and note any ponding. Where moisture is suspected, we may recommend infrared or moisture mapping. The report tells you what is failing and what is simply aging.

Is ponding water a problem?
Often yes. Standing water speeds up aging and can find small openings in the membrane.
Why do flat roofs leak at walls?
Flashings where the membrane meets walls pull away or crack over time.
Can you find a leak on a flat roof?
Often, with a combination of inspection, infrared and electronic leak detection, depending on the roof.
