HOW IT WORKS

How a Roof Inspection or Leak Search Runs

From your first call to the photo report, the same six steps apply to one stain or a whole portfolio of buildings.

Roof inspection and leak detection in Middle Tennessee
Six steps

The run of a visit.

  1. 01

    Tell us

You tell us about the roof and what worries you: a stain, a storm, a sale or a routine check.

  2. 02

    Look closely

We inspect surfaces, flashings, vents, edges and gutters, on foot or by drone, with photographs of every finding.

  3. 03

    Test what you cannot see

Where it helps, we add infrared imaging, moisture readings or a controlled water test to trace trouble to its source.

  4. 04

    Document

Every finding is photographed, located on the roof and described in plain words.

  5. 05

    Report

You receive a clear report with a summary and priorities that a contractor, buyer or insurer can follow.

  6. 06

    Decide and verify

You decide what to do. After repairs, we can re-check the work so you know the problem is solved.

Methods

How we look.

Each visit uses one or more of four methods, matched to the roof and the question.

Hands-on visual

Walked and photographed

We walk the roof when it is safe to do so, and examine every surface, flashing, vent, edge and gutter up close, with photographs of each finding.

Drone aerial

Seen from above

A drone captures the whole roof from above, including steep, tall, large and fragile roofs, without anyone walking on them. Images are reviewed in detail afterward.

Infrared thermal

Heat patterns show moisture

A thermal camera reveals temperature patterns. On many flat roofs and attics, wet insulation shows as patterns that point to where moisture is trapped.

Moisture and water test

Measured, not guessed

Moisture meters, electronic scans and controlled water tests confirm where water is and trace a leak to the detail where it enters.

Questions

Before the first call.

Do you inspect both homes and commercial buildings?

Yes. Residential shingle, tile, slate and metal roofs, and commercial flat, low-slope and metal roofs, each with methods that fit the roof.

How do I get an inspection?

Send the form on this page or call (615) 431-3789. We ask what is going on with the roof, suggest the right kind of inspection and schedule it with you.

How long does an inspection take?

It depends on the size, pitch and complexity of the roof and the method used. We tell you what to expect when you book.

How much does an inspection cost?

It depends on the roof size, type and the methods needed. Our cost planner shows factors with placeholder ranges, and we confirm the price before we start.

Know your roof. Before the next storm.

Tell us about your roof and what worries you, and we will suggest the right inspection. Most leaks announce themselves long before the ceiling does.

Book an inspection

See what your roof is hiding.

Tell us about your roof and what worries you, and we will reply with the right kind of inspection and a suggested next step. Stains, storms, sales or a routine checkup, we start the same way.
