Metal Roof Inspection, explained.
Metal roofs are durable, but they have their own failure points. Exposed fasteners back out and their washers crack. Sealants dry. Panels expand and contract, loosening details. Coatings fade and chalk, and scratches can start corrosion. Penetrations such as vents and skylights are the most common leak points.
We inspect seams, clips, fasteners, panel laps, trim, flashings and penetrations, and note coating condition, scratches and any dents. Because metal heats up in the sun, we pay attention to movement and sealant condition. The report helps you plan fastener tightening, resealing and other maintenance.

Do metal roofs need maintenance?
Yes. They last long, but fasteners, sealants and coatings still need attention over time.
Why do metal roofs leak at screws?
The rubber washer under an exposed screw ages and cracks, and the screw can back out from expansion and contraction.
Can I walk on a metal roof?
It can be slippery and can dent. We use appropriate methods and often a drone.
