Electronic Leak Detection, explained.
Electronic leak detection works because water conducts electricity and a good membrane does not. A low-voltage current is applied across the membrane, and a sensitive probe finds the places where current leaks through, which are the places where water can get in.
We use ELD on suitable membrane roofs such as EPDM, TPO and PVC, where the membrane is the waterproof layer and the deck is conductive underneath. A wet surface and clean access help the test, and we adapt the method to the roof. Findings are marked on the roof and photographed so the repair can be exact.
Signs this service fits
- Your roof is EPDM, TPO or PVC
- There is a leak and the source is unclear
- Previous repairs did not stop it
- You want to avoid replacing a roof that mostly works
A good fit, and what to know.
We would rather you hear the limits from us than discover them later.
A good fit when
- You have a membrane roof with a stubborn leak
- You want exact locations to repair
- You want proof of where water is getting in
Worth knowing
- Some roof constructions are not suited to ELD
- Repairs belong to a roofing contractor
Why do it this way.
Pinpoint accuracy
Leaks are located to within inches.
Finds what the eye cannot
Pinholes and tight seam breaches are detected.
Less guesswork
Repairs go exactly where they are needed.
Works when the leak is hidden
The source can be far from the stain.
From first look to finished report.
A clear sequence for every visit.
- 01
Assess the roof
We confirm the roof type, membrane condition and whether ELD is suitable.
- 02
Set up the test
We prepare the surface, place the test equipment and connect the circuit.
- 03
Scan and mark
We sweep the roof and mark every leak location.
- 04
Document and report
Each breach is photographed and listed with repair guidance.

Does ELD work on every roof?
No. It suits membranes over a conductive deck and some constructions need other methods. We tell you if it fits.
Is it safe?
ELD uses low voltage and is performed by trained operators following safe practice.
Will it damage my roof?
No. It is a non-destructive test.
