Residential Roof Inspection, explained.
A roof inspection answers one question: what condition is this roof really in? Most homeowners see their roof only from the street, where a failing flashing or a lifted row of shingles is invisible. A close inspection covers the surfaces, the places water likes to get in and the details that tell you how much life the roof has left.
We look at shingles or other roofing, ridges and hips, valleys, flashings at chimneys and walls, vent pipes, skylights, gutters and drip edges, and the signs of trouble inside the attic where it is safe to look. Every finding is photographed, and the report separates what needs attention now from what to watch.

How long does an inspection take?
Many homes take a short visit, depending on the size, pitch and complexity of the roof. We tell you what to expect when you book.
Do you walk on the roof?
When it is safe, yes, because up-close views find more. On steep, fragile or wet roofs we use a drone and other methods instead.
Will the report tell me to replace the roof?
The report describes condition and what we found. It lists repairs and monitoring items, and notes where replacement planning makes sense.
