Ceiling Stain and Interior Leak Tracing, explained.
A ceiling stain is a symptom, not a diagnosis. It might come from a roof leak, a plumbing leak, condensation, an AC drain or an overflowing gutter. The stain’s shape, color and timing give clues, and so do moisture readings in the drywall, framing and insulation around it.
We map moisture around the stain, check the attic above for the water path, and trace it upward along framing to a likely entry point. If the evidence points outside the roof, such as plumbing or HVAC, we tell you. If it points to the roof, we inspect the area and confirm the opening.

Is my stain from the roof?
Maybe. Stains after rain point to the roof, while stains that do not depend on weather may be plumbing or condensation.
Should I cut the drywall?
Not usually, until the source is found. Moisture meters help avoid unnecessary cutting.
Can mold grow behind the stain?
It can if moisture persists. Fixing the source and drying the area matter.
