Getting started
What does a roof inspection company do?
We examine roofs and report on their condition: surfaces, flashings, vents, edges, gutters and the attic. We also find roof leaks using tools such as infrared cameras, moisture meters and water tests. We document what we find; repairs and replacements are done by roofing contractors.
Do you work in my city?
We serve Nashville and 35 more cities and towns across Middle Tennessee. Each has its own page on this site, and if yours is not listed, call and ask.
Do you inspect both homes and commercial buildings?
Yes. Residential shingle, tile, slate and metal roofs, and commercial flat, low-slope and metal roofs, each with methods that fit the roof.
How do I get an inspection?
Send the form on this page or call (615) 431-3789. We ask what is going on with the roof, suggest the right kind of inspection and schedule it with you.
Inspection methods
Do you walk on the roof?
When it is safe and will not damage the roof, yes. On steep, fragile, wet or very large roofs we use a drone and ground-level imaging instead.
When is a drone better than walking?
On steep, tall, large or fragile roofs, and on tile, slate and old shingles that can be damaged by foot traffic. A drone also covers large roofs quickly.
What does an infrared roof scan show?
A thermal camera shows temperature differences. On flat roofs, wet insulation holds heat differently from dry insulation, so moisture can show up as patterns. Scans are most useful when the roof has been warmed by the sun and is cooling.
Can you see through the roofing?
Not directly. Infrared and moisture tools point to where water may be trapped, and we confirm with readings and close inspection.
Leak detection
Why is a roof leak hard to find?
Water travels along decking, rafters and insulation before it drips, so the stain is often far from the opening. Finding the real source takes tracing, testing and sometimes several methods.
What is a water test?
A controlled test in which water is applied to one area at a time while someone watches inside. It narrows a leak down to a specific detail without guessing.
Could the leak be plumbing and not the roof?
Yes. Pipes, HVAC condensation and window leaks can look like roof leaks. We check for patterns and use moisture readings to tell them apart.
Do you repair leaks?
We find and document them. Repairs are done by roofing contractors, and our report shows a roofer exactly where to look.
Reports and timing
What do I get after an inspection?
A written report with labeled photographs, a plain-English summary and a prioritized list of findings. You can share it with a contractor, buyer or insurer.
How long does an inspection take?
It depends on the size, pitch and complexity of the roof and the method used. We tell you what to expect when you book.
How much does an inspection cost?
It depends on the roof size, type and the methods needed. Our cost planner shows factors with placeholder ranges, and we confirm the price before we start.
Can I use the report for insurance?
Many owners share a report with their insurer. It documents condition and damage with photographs. Coverage decisions are made by your insurer.
