Skylight Leak Detection, explained.
Skylights are among the most common roof leak sources. The glass itself rarely fails. The leak is usually at the flashing, the curb or the seal around the frame, or it is not a leak at all but condensation running down the glazing on a cold morning.
We inspect the skylight inside and out: flashing, counterflashing, curb, sealant, glazing seals and the interior light shaft. We use moisture readings and, if needed, a controlled water test. We tell you whether the leak is at the flashing, in the unit or caused by condensation, so the repair is the right one.

Why do skylights leak?
Usually flashing or seals fail over time, or installation was imperfect.
Is it a leak or condensation?
Condensation shows as water on the glass or frame inside, often in cold weather. Leaks follow rain.
Do I have to replace the skylight?
Not always. Many leaks are fixed by new flashing or sealant.
