The short version
- Ask what the inspection covers and what the report includes
- Ask how they access the roof and whether they use drones
- Ask whether they sell repairs or roofs
- Ask for a sample report
About the inspection
What will you inspect: roofing, flashings, penetrations, gutters, attic? How long will it take? Will you walk the roof, use a drone or both? Do you offer infrared or moisture testing if needed?
Clear answers show a clear process.
About the report
What does the report include? Are photos labeled and located? Do you explain priorities? How soon will I receive it? Can I share it with contractors, buyers or insurers?
Ask for a sample.
About independence and scope
Do you perform repairs or sell roofs? How are you paid? What will you not do? Do you advise on insurance claims?
It is fine if the answer is yes, as long as you know.
About logistics
What access do you need? What should I do before the visit? Can you work around my schedule? What happens if the weather is bad?
Preparation makes inspections go smoothly.
General information, not engineering, legal, insurance or safety advice. Roofs, policies and local requirements vary, and every roof should be judged on its own condition.
